Good land management has always known something regulation keeps forgetting: you can’t sum up a piece of land with a single number. Land is a system. Optimise one variable and the pressure doesn’t vanish — it relocates, often somewhere your one number can’t see. Two examples close to home.

Nitrogen: the leak that moved

For a stretch, the headline environmental number was nitrogen. Free-draining, high-class soils leach the most nitrate, so they wore the most pressure — and the incentive nudged intensity toward heavier, poorer-draining country that scores better on that number. And it’s true: those soils do leach less nitrate.

But they lose water and contaminants by different doors — overland flow, mole-pipe drainage, preferential flow — carrying phosphorus, sediment and faecal microbes that the nitrogen-focused models of the day captured poorly. The point isn’t that every such move made the water worse; in plenty of cases, less nitrate was exactly the right answer. The point is that a single-contaminant scoreboard can’t tell you whether you fixed the river or just moved the leak. There’s even a name for it: pollution swapping.

Carbon: the right tree, the wrong logic

Now the headline number is carbon, and the same pattern shows up. Carbon is paid by the tonne, and the ledger is blind to almost everything else about the land.

Here’s the thing — trees are some of the best land use there is. On steep, erodible country, forestry is genuinely the best thing you can do with it: the right tree in the right place. The failure isn’t trees. It’s a carbon ledger that can’t read a slope. Paid by the tonne, the incentive treats a versatile flat and a slipping hillside as interchangeable — when their best uses couldn’t be more different. The costs that fall outside the carbon column — productive land and the communities on it, wilding spread, fire risk, post-harvest slash, biodiversity — are real precisely because one number was never going to carry them. (It’s telling that the rules have since been patched to keep carbon forestry off our more versatile farmland.)

Why it keeps happening

Single-factor rules are attractive because they’re measurable and they look decisive. But they quietly assume the land is that one variable. It isn’t. A paddock is soil and slope, water and climate and history, all at once — that’s what it takes to know what land can actually do. Score one of those and you’ve read a system with a single gauge.

Where we sit

This is the same discipline we hold ourselves to on a map. We won’t pretend one number is the whole truth — and we won’t pretend a coarse regional map is a paddock-scale one either. Because the best land decisions don’t come from chasing a metric — they come from understanding the whole picture, then deciding.

Optimise one number and the problem tends to move, not disappear. Read the land as the system it is, and you make decisions that hold up — no matter which number the rules chase next.
